Wow, is that the going rate even out there? I'm never ever ever ever ever going to stop renting from my university. We pay almost half that for the same number of bedrooms. (Granted, not 6 baths. *Man* that's a lot of baths! I don't think we'd need that many...) In our house, both apartments put together (8 bedrooms, 5 baths) go for just over that.

Real estate will never cease to confuse me.

J left out the part where this is basically a mansion, with a huge gourmet kitchen and beautiful grounds.

I have no idea what the "going rate" might be, but I do know how much it costs in taxes and landlord upkeep, and it really is that much. Besides, you've seen the place :-)

Actually, I've never been inside. This is the house at KH, yes? So *technically* all I've seen is the garage and the bathroom over it.

What MRW said. There's about 14,000 sq. feet of total floor area, but they discount the basement and the area under the eaves, so the taxable square footage is something like 9,000. Pool table, two working fireplaces, 2 half- and one whole bathroom aside from those associated with the bedrooms. And it's on a hilltop with miles of (taxable) view and 115 acres of my property around it, with about 3 sq. miles of woods and fields off to the N and NW.

The house also has an indoor pool and a hot tub, but neither works right now. While we don't mind if tenants want to fix/use them, we are tired of being the "pool guys" and so we aren't advertising them.

If you ever get a chance to see the inside, do! It's rather amazing.

Weren't there also a bunch of renovations last fall?

[identity profile] marmota.livejournal.com 2009-07-27 04:31 pm (UTC)(link)
Hm. I could cover half that, and certainly could cover 1/3 of that. Just renewed here, though. Hm.
Out of curiousity, how bad are utility bills for it?

[identity profile] goddessfarmer.livejournal.com 2009-07-27 04:52 pm (UTC)(link)
utilities depend on who's living in it. I think my dad used under 1000 gal of oil in the past 12 months, and is running about $100/month on the electric. That's without the pool or hot tub (which are both out of commission currently and need significant $$ to repair) I've seen the place use 3000 gal of oil in a year, or more when stupid people turn the heat up to 80F and leave the windows open. I've seen the electric bill go to $400 too, with everything on, an electric dryer, and people who didn't turn the lights out ever. Propane for the stove and gas dryer runs to $250-300/year.

so how does this taxable view thing work?

some people i know had a cozy private house... and an icestorm devastated all these trees in place, snapping them in half, but not necessarily taking them completely down, and left a mess. now they have a "modest view", for which they received a nice thank you tax ;) they're fighting it, the least of which is, the view sucks with all those dead trees and timber, so, remove the timber or remove the tax, or both... sheesh :)
